Apleona Austria, RBI Leasing and HABAU GROUP awarded contract by the City of Vienna
The bidding consortium consisting of Apleona Austria GmbH, RBI Leasing GmbH and HABAU Hoch- und Tiefbaugesellschaft m.b.H. was commissioned by the City of Vienna with the new construction of the Training Institute for Early Childhood Education at Schloßhofer Straße / Freytaggasse in Vienna’s 21st district. The project is being carried out within the framework of a PPP model, or a public-private partnership. All construction measures will be implemented by HABAU and Apleona as of May 2024.
Thomas Winter, CEO of Apleona Austria GmbH: “This is another lifecycle project in which Apleona Austria is able to contribute its expertise and green real estate future technologies for facility management in order to offer a sustainable and modern platform for education in Austria for the next 25 years.”
Alexander Schmidecker, CEO of Raiffeisen-Leasing GmbH: “With major public-sector projects especially, PPP models guarantee complete cost certainty and professional execution. We here at Raiffeisen-Leasing have a wealth of experience in cooperating within such partnerships, as well as the necessary specific real estate financing know-how.”
Hubert Wetschnig, CEO HABAU GROUP: “We are tremendously pleased that we, the HABAU GROUP, were able to win over the City of Vienna for this forward-looking education project. As a full-service provider, we are able to complete the entire construction works, thus optimising costs throughout the entire process. In this PPP project, our partnership with the project participants is a reflection of our trustworthiness and an integral component of our corporate DNA.”
New construction during ongoing school operations
The current Training Institute for Early Childhood Education with a seven-group practice kindergarten in Floridsdorf was built in 1978. In the scope of the new building project, large areas of the existing premises at Patrizigasse will remain in operation during the construction phase, which is why the future new building featuring four upper floors with a stepped profile will primarily be built in the current open space of the existing school at Schloßhofer Straße. The new training institute is planned to house a total of 36 classes and a practice kindergarten for ten groups. In addition, a ceremonial hall is being designed as an event venue for 250 people. The generation of heating and cooling energy for the building will be energetically optimised via heat pumps combined with depth probes. Moreover, a photovoltaic system is to be installed on the roof of the new building.
Complete execution of the building project using LEAN and BIM
The implementation of the building project will be carried out with the help of LEAN and BIM (Building Information Modelling). All building data, therefore, will be digitally recorded, combined and modelled. The biggest benefit here is in the implementation planning with the visualisation of the overall project, as well as during the operating phase. As a whole, BIM increases the efficiency and transparency of cooperation along with overall process quality and also helps reduce potential conflicts.
