Topping-out ceremony for PARK HOMES and VILLAGE WORKS at the VILLAGE IM DRITTEN

After around one year of construction, an important milestone has now been reached at the VILLAGE IM DRITTEN residential district: the structural work for PARK HOMES and VILLAGE WORKS is concluded. ARE, UBM and the HABAU GROUP celebrated the topping out on 13 March.

 

In Vienna’s third district of Landstraße, a new urban space is being created that combines living, working and local shopping: the VILLAGE IM DRITTEN. After completion, the residential district will comprise around 2,000 living, work and commercial spaces along with childcare and education facilities. In collaboration with ARE Austrian Real Estate and UBM Development AG, HABAU GROUP company HABAU Hoch- und Tiefbaugesellschaft m.b.H. is realising a nine-storey office building in the form of VILLAGE WORKS as well as 135 owner-occupied flats for various lifestyles, known as PARK HOMES. At the topping-out ceremony on 13 March 2025, Hubert Wetschnig, CEO HABAU GROUP, Gerald Beck, director of ARE and Peter Schaller, CTO of UBM acknowledged the substantial project progress alongside district board member Erich Hohenberger.

 

“With the topping out, we’ve achieved an important milestone and as the HABAU GROUP, we’re pleased to be part of the implementation of these pioneering projects”, stated HABAU GROUP CEO Hubert Wetschnig. “By collaborating closely within the consortium, here we’re creating a modern, sustainable space that offers the ideal fusion of living and working.”

 

A district for the future

The eleven-storey PARK HOMES residential complex at Adolf-Blamauer-Gasse on the corner of the Leo-Perutz-Promenade offers various types of flats for singles, couples and families. Soon to be established on a living area of approx. 8,000 square metres are 135 two to five-room owner-occupied flats with largely private open-air spaces, including four townhouses with their own gardens, as well as communal spaces such as a fitness studio, co-working space and playgrounds.

 

VILLAGE WORKS is to be a an ESG-compliant nine-storey office building with commerce and catering at the corner of Landstraßer Gürtel and Adolf-Blamauer-Gasse. All office floors offer flexible space solutions for different working structures, with 880 square metres available to rent per floor. In addition, commercial spaces with a total of around 1,200 square metres for retail and gastronomy will be established on the ground and first floors.

 

In terms of mobility, the almost entirely car-free VILLAGE IM DRITTEN is carefully thought-out: the proximity to the main railway station as well as the suburban train, tram and the A23 ensure ideal connections. Space for bikes and cars can be found in the shared underground garage and dedicated storerooms.

 

Local and resource-efficient

The energy supply for the two buildings relies on a well thought-out, climate-friendly overall concept. The vast majority of heating, cooling and electricity is generated directly on site – by 500 geothermal probes reaching down to 150 metres, supplemented by photovoltaic systems on the roofs, modern heat pumps and a connection to district heating. The system is supported by technical equipment such as heating and cooling ceilings and a mechanical aeration and ventilation system. As a result, both VILLAGE WORKS and PARK HOMES benefit from a pleasant indoor climate year-round that simultaneously saves resources.

 

Next steps in the construction process

With the conclusion of the shell construction, the next building phase is also making rapid process: the HABAU GROUP is already working on façades and windows as well as the interior construction of both buildings. Completion is scheduled for the end of 2025. Running at full blast in parallel to this is the construction work on the PARK FLATS residential complex. Here, completion is envisaged for summer 2026.
