Free of commission: HABAU Immobilien is realising a residential building in the city centre of Linz with 62 owner-occupied flats, an in-house co-working space, commercial area, green inner courtyard and underground parking.
On 17 October 2024, the groundbreaking ceremony for the forward-looking residential project “LoveYouGoethe” took place at Goethestraße 38-40 in Linz. With this project, HABAU Immobilien is implementing an innovative and sustainable residential concept in the heart of the Upper Austrian capital. The residential project combines modern architecture with a green living environment that harmoniously blends nature and an urban lifestyle. The entire project comprises a residence with 62 owner-occupied flats, an in-house co-working space, retail space, green inner courtyard as well as 91 car and two motorbike parking spots in the underground garage. HABAU Immobilien is responsible for the project development and marketing – with “LoveYouGoethe” to be implemented by HABAU GROUP company HABAU Hoch- und Tiefbaugesellschaft m.b.H. The architecture is by glut ARCHITEKTUR ZT GmbH. Completion is planned for the end of 2026.

“LoveYouGoethe”: A living concept for all ways of life
The new building is to be erected on a former commercial property near the Landstraße and the Südbahnhofmarkt and offers excellent connections to public transport. Located in the immediate vicinity are local shops, numerous restaurants as well as schools, kindergartens and playgrounds. The residential complex with 62 flats across eight stories features multiple apartment types of varying sizes (30-130 square metres): from micro-flats with innovative storage solutions all the way to flats with private gardens or penthouse apartments with rooftop terraces. Here, the ideal home awaits every way of life – be it for students, families or investors.
The “LoveYouGoethe” project places particular emphasis on sustainability: a green façade and the expansive inner courtyard with a garden create an oasis in the middle of the city. Irrigation is automatic and the property management is responsible for taking care of the plants, leaving residents to enjoy the natural surroundings with no effort at all. And the new residential project in Linz scores points when it comes to energy efficiency too: with a heating requirement (HWB) of 30 kWh/m²a and an overall energy efficiency factor (fGEE) of 0.71, the building meets the requirements for incredibly energy-saving living.

Modern living and working in Linz
Alongside living space, “LoveYouGoethe” also integrates space for community and work. A commercial area covering 150 square metres will also be created. An exclusive co-working space with screen workstations, focus and phone booths as well as a playground and hangout areas in the interior courtyard will similarly be available for future residents. The underground parking with electric charging stations also offers a sustainable mobility option.
Further special highlights of the modern residential project are the intended ÖGNI Gold sustainability certification, green atriums in the underground garage, the use of rainwater for facade plant troughs and the large-scale desealing of the soil.
