On 28 April 2025, the Central Hub, the flagship of the TwentyOne quarter in Vienna Floridsdorf, was successfully handed over to Bondi Consult by the HABAU GROUP.

 

The Central Hub at the TwentyOne quarter represents an innovative office complex spanning around 34,500 square metres of usable area that sets new benchmarks in terms of work environment, flexibility and architectural quality. The building complex consists of three separately developed units and merges a range of different usage concepts under one roof. On behalf of Bondi Consult, over a construction period of 35 months, the HABAU GROUP – following the Innovation Hub in 2021 – also built the Central Hub, which was successfully handed over to client and tenants on 28 April 2025.

Innovative concept with a feel-good factor

With an innovative mix of shared and private offices, flexible meeting rooms with mobile partition walls, high-quality laboratory facilities and spacious training and conference areas, the Central Hub is made to impress. The location offers the ideal conditions for a vast range of different forms of work – from co-working to research-intensive use all the way to classic office structures.

 

One especially eye-catching feature is the ground floor area flooded with light, boasting an intensively multi-purpose usage mix: whether showroom or retail space – the two-storey entrance area with its all-round glass façade and elegant glass roof creates an open, inviting atmosphere. An artfully designed illuminated ceiling in the main entrance area adds a further special touch.

 

Capturing the attention on the first floor is another two-storey event hall that bears the load of the office floors above thanks to a robust steel framework – a technically sophisticated distinctive architectural feature. The central main lobby acts as the heart of the building and connects all the common areas with one another – from the office and laboratory spaces to the event areas and meeting rooms. A transparent escalator establishes an open connection between the gallery, lobby and adjoining co-working areas.

 

In the basement, a total of 110 car parking spaces are available for users – including modern electric charging stations and direct access to the lobbies of the individual office units.

 

A generously designed and green interior courtyard offers a peaceful oasis in the heart of the building. The entire set-up is rounded out by an extensive, publicly accessible rooftop terrace with plenty of plants that invites visitors to hang out, network and take a breather.

 

Digital planning and efficient implementation

Even back in the bidding phase, the HABAU GROUP project team relied on close cooperation by way of Building Information Modelling (BIM). In the execution phase, the digital building model served as a pivotal tool for planning, coordination and transparency – and enabled seamless project management at the highest level. This was supplemented with LEAN management, an approach that had already proven its worth during the successful Innovation Hub project. As a result, the structured and partnership-based cooperation of all participants was further strengthened and efficiently controlled.
