155-metre mark achieved: topping out of VIENNA TWENTYTWO

With the completion of the structural work for its tallest tower, the urban development project VIENNA TWENTYTWO is entering the final push. ARE, DYWIDAG and the HABAU GROUP celebrated the topping out on 24 April.

 

With VIENNA TWENTYTWO, ARE Austrian Real Estate (ARE) is developing an ensemble consisting of a total of six building elements in the Donaustadt district. Four buildings are already finished, with two currently under construction. Now, the tallest tower, boasting 44 above-ground floors, has reached its full height. As part of a consortium with DYWIDAG, HABAU GROUP company HABAU Hoch- und Tiefbaugesellschaft was substantially responsible for the shell, the screed and the steelwork of the highest building element. On Thursday 24 April, ARE director Gerald Beck handed over the traditional tip given to construction workers to HABAU director Hubert Wetschnig and DYWIDAG director Gerald Höninger in acknowledgement of the completion of the shell construction. Overall completion is scheduled for the end of 2025.

Individual office spaces in a prime location

From the 3rd to the 16th floor of the tower, the Tower Offices provide office space for various working environments with around 16,400 square metres altogether: from communicatively designed open space concepts to flexible mixed space floor plans and even classic closed office rooms, anything is possible. Per floor, a total of 1,050 square metres are available for up to two companies. The first floor features a fully equipped conference area for all. In addition to the Tower Offices, the Unique Office in the smaller office building next door offers an individual head office for a sole tenant.

 

Residences with a view

Starting on the 18th floor, spectacular vistas over the city open up to the future inhabitants of the 347 rental apartments. The residential units have between 1.5 to four rooms and measure between 38 and 125 square metres. All flats feature private loggias. A neighbourly meeting spot can be found on the 17th floor. It will offer a communal lounge and a playroom for kids and teens as well as an outdoor children’s playground. In the warmer months of the year, the rooftop pool invites inhabitants to swim and relax. Marketing of the flats will begin in summer.

 

Optimum infrastructure and sustainability

Directly in VIENNA TWENTYTWO itself, residents and employees will find two local shops, restaurants, a hotel and serviced apartments. The Westfield Donauzentrum and the Donauplex, the Steffl Arena and the proximity to the Old Danube provide attractive shopping and leisure opportunities. VIENNA TWENTYTWO is particularly conveniently situated by the Kagran stop with the U1, trams and buses, but can be just as easily reached by bike or car.

 

Planned by Delugan Meissl Associated Architects, VIENNA TWENTYTWO was designed to be as sustainable as possible. This covers everything from geothermal probes deep beneath the buildings to green rooftops with lush vegetation. The entire area is supplied with energy by way of heat recovery, the use of geothermal energy and groundwater and green electricity. The ensemble is already pre-certified with DGNB Gold for sustainable urban districts. Both the Tower Offices and the neighbouring Unique Office are pre-certified with LEED Gold.

 

Incredible structural engineering feat under challenging conditions

The project demanded a great deal of the structural implementation: due to the limited construction area, the transport of material and people had to be arranged by crane and deliveries precisely timed in order to use the only entrance and exit efficiently. Material bottlenecks, in particular of special steels for the outrigger system, were overcome with the help of proactive procurement and exact timing management. To reduce weight, hollow blocks were used in the ceilings from the 1st floor onwards, taking into consideration the concrete core activation, reinforcement, building physics and sound insulation. As of the 18th floor, external lightweight concrete walls made of environmentally friendly Ziegelit were integrated into the slab concrete ceilings in a hanging position to avoid direct load transfer to the ceilings below. HABAU and its consortium partner DYWIDAG successfully realised these challenges – with a construction volume of around 27,700 cubic metres of concrete and 5,600 tonnes of reinforcement.

 

Innovative ideas for sustainable high-rise construction

In the scope of the project, the consortium research team investigated and implemented innovative approaches to optimise the structural design. With the help of numerical simulations on the digital twin and extensive in-situ measurements, a detailed analysis of the building’s static and dynamic behaviour was made. As a result, it was possible to reduce the use of materials, especially concrete and steel, and improve the ecological balance. The construction project led to new insights that provide important inspiration for the development of future generations of high-rise buildings.
